Mission
& Vision
Bittinger
Associates manages all facets of property development
with a team of professionals whose expertise covers
the real estate disciplines. The firm works as either
a Development Consultant or as a Developer/Owner.
The
development process - from initial concept to feasibility
to groundbreaking to stabilized occupancy – is
typically a three-year commitment. For
a concept to become feasible and
then be implemented seven requirements
must be satisfied:
- Market
Need Identified
- Site
Control Achieved
- Building
Program translatable into an Architectural Plan
- Permitting
Secured
- Financial
Feasibility for development and operations
- Capital
Formation: debt/equity; public/private; short
term/long term
- Construction
Performance and Payment Guarantees
- Building
User/Occupant In Place
There
are three tests for project success: quality construction
is completed on budget; the property
is occupied; and community well-being is achieved.
The three keystones expressed in the firm’s
logo represent each of these tests.
