Bittinger Associates manages all facets of property development with a team of professionals whose expertise covers the real estate disciplines. The firm works as either a Development Consultant or as a Developer/Owner.

The development process - from initial concept to feasibility to groundbreaking to stabilized occupancy – is typically a three-year commitment. For a concept to become feasible and then be implemented seven requirements must be satisfied:

  1. Market Need Identified
  2. Site Control Achieved
  3. Building Program translatable into an Architectural Plan
  4. Permitting Secured
  5. Financial Feasibility for development and operations
  6. Capital Formation: debt/equity; public/private; short term/long term
  7. Construction Performance and Payment Guarantees
  8. Building User/Occupant In Place

There are three tests for project success: quality construction is completed on budget;   the property is occupied; and community well-being is achieved. The three keystones expressed in the firm’s logo represent each of these tests.
